The Town of Waukesha had a long standing objective of creating commercial tax base within a township island on Sunset Drive. General Capital (with its partner George Egan) assembled ten properties within this area and worked with the Town to develop a master plan for grocery store, retail and senior apartments. Municipal approvals required an amendment to the Town’s zoning ordinance to allow senior housing. The Town and developer worked closely together to ensure a smooth municipal process and favorable outcome.
The first phase of the project included a 47,770 SF Kohl’s foodstore. The second phase of the project included “The Shops at Sunset,” an approximately 19,000 SF of boutique retail space, and “The Berkshire at Sunset,” a 78-unit independent senior apartment community.
The grocery is now owned and occupied by the St. Vincent de Paul Society.
