“Historic renovation of the former Sheboygan Falls Middle School in the heart of Sheboygan Falls.”

The Sheboygan Falls School District was seeking potential buyers of this former middle school building when General Capital approached the District to propose an historic renovation of the school into independent senior apartments. After a complex approval process with the local municipality and the National Park Service, General Capital began renovations in 2020, just as the COVID pandemic hit. Bedrock Construction, General Capital’s in-house construction arm, enlisted North Central Construction to navigate renovations through these challenging times. In the end, the pandemic presented minimal disruption, while other projects came to a halt.

The result is an award-winning renovation of the school, with all new historically accurate windows, floor treatments and architectural details throughout. In addition to the school renovation, General Capital constructed nine townhomes to serve local families. The project includes a total of 65 units, including 11 market rate units with no income restrictions.

The project was financed with Housing Tax Credits, Historic Preservation Tax Credits, a City of Sheboygan Falls TIF, a City loan and traditional bank debt.
