In 2024, General Capital completed the acquisition of a 173,500-square-foot Class A food-grade distribution and cold storage facility located in Janesville, Wisconsin. The property is fully leased to NaturPak, a contract food manufacturer headquartered in Janesville. Originally constructed in 2015, the facility underwent an expansion in 2022 with the construction of a best-in-class freezer building addition that expanded the capabilities of the building for NaturPak.

The facility features Class A industrial specifications, including tilt-up concrete construction, 30-foot clear heights, and ample dock-high and drive-in doors. It remains in excellent condition and is optimized for high-volume food distribution and storage operations.

Janesville is strategically positioned between Rockford, IL and Madison, WI, and within close proximity to major Midwestern cities such as Chicago and Milwaukee. Over the past decade, the region has benefited from migration trends driven by Illinois-based companies seeking lower operational costs and a more business-friendly environment across the Wisconsin border. This has mirrored the growth seen in other border markets and catalyzed economic expansion in Janesville and neighboring Beloit.
