Over a period of three years, General Capital (with partner Bill La Macchia) coordinated the assemblage of several key properties to build The Glendale Market, a Pick ‘n Save anchored boutique shopping center located at Green Tree & Port Washington roads. Design-build contractor (MSI General) and construction manager (The Hoff Group) played key roles in this project.
Current tenants include Stone Creek Coffee, Jimmy John’s, Samurai (Japanese restaurant), Aurora Pharmacy, and Dr. Dawg (hot dog themed restaurant).
The shopping center has a particularly modern feel recognizing the City’s desire to reinforce the street with a building on the hard corner. Prairie-style influences are seen in the building’s long horizontal forms and use of natural materials, while building details are “high-tech” including corner windows and aluminum canopies. The result is a well balanced design that seamlessly integrates buildings and landscaping.
To recoup the extraordinary cost of demolition and environmental remediation, General Capital worked with the City of Glendale to form one of Wisconsin’s first Environmental Remediation TIF Districts (ERTIF), a unique tax incremental financing vehicle that did not impact the City’s maximum allowable TIF valuation.
