Former St. Jerome’s 1.6 acre school acre school site at the northwest corner of 3rd and Main Streets in Downtown Oconomowoc. The City had recently completed its Downtown Master Plan and was seeking innovative proposals to spur downtown redevelopment. General Capital proposed a high-quality independent senior facility, including an adaptive re-use of an historic section of the original tudor-style school. The project was fine tuned throughout the approval process to respond to community comments and the City’s desire to accommodate a new home for the Oconomowoc Area Senior Center.

The project includes 85 affordable senior apartment units, numerous activity rooms and gathering spaces, including a dramatic re-use of the historic library in the original school. The exterior of the new building takes cues from the existing facility to create a harmonious look that reflects the architectural motif of the original design.

Berkshire — Oconomowoc is located in the City’s Downtown TIF district. The City provided public funds to build out the senior center, maintain a public parking lot and fund a new pocket park and improvements on Main Street. The project was financed by affordable housing revenue bonds, issued by the City of Oconomowoc’s Community Development Authority.
