A Traditional Neighborhood Development in the Village of Brown Deer

General Capital acquired this tired 1950s retail center in the fall of 2006. The approved plan is a Traditional Neighborhood Development with retail and affordable residential with a strong pedestrian orientation.

The design is based on familiar neighborhood images: sidewalks, porches, intimate open spaces and traditional architecture. Interior streets promote traffic calming with narrow lanes and one sided parking. Phase 1 opened in 2008 with two 8,200 sf retail buildings and a pedestrian plaza anchoring the hard corner. Buildings feature brick and cement board siding and reflect pedestrian scale design details such as goose neck lighting.

The first residential component opened in 2010 (a 66 unit Sect 42 senior RCAC project owned by Jewish Family Services, across the street on the former Kohl’s Foods site, and included a new 2-story Tri City Bank branch & offices). Phases 2 & 3 are scheduled for construction in 2011/12. Phase 2 is a 60 unit Sect 42 apartment building, of which 50% of the units are set aside for people with developmental disabilities.

Phase 3 is a 33 unit market rate expansion to Phase 1. The Village of Brown Deer has significantly supported this project with TIF financing. 3 additional acres are available for Phase 4.
