In June 2024, General Capital and Dr. Tom Manos, the owner of Dental Associates, jointly acquired the Waukesha Dental Associates Medical Office Building.  Dental Associates, the sole tenant, serves families across Eastern Wisconsin through 15 convenient locations, with over 800 employees, and enjoys a great reputation.

The 21,500 square foot state-of-the-art building was constructed in 2016 and is well located off a major highway, proximate to downtown, and in a rapidly growing submarket.  This particular location in Waukesha, features 53 dental chairs to accommodate a wide range of dental services including dental specialties such as orthodontics, pediatric dentistry, oral surgery and more, allowing patients to receive coordinated care from one location.

While there were only 7 years remaining on the lease during due diligence, prior to closing, General Capital and Dental Associates entered into a new 15-year NNN lease at closing, creating additional value.  The deal was structured as a 50/50 Tenant-In-Common thus allowing maximum flexibility in ownership decisions.  General Capital Management serves as the manager of the property.
