Lab Development
Master Planned Life Sciences Campus
Exact Sciences (NASDAQ: EXAS) is experiencing very rapid growth of its flagship product, Cologuard, a noninvasive colorectal cancer screening test. To accommodate projected demand, it was imperative to acquire additional real estate that could provide additional laboratory capacity, space for its growing customer care, IT and administrative teams, and expansion area for future growth.
General Capital assisted Exact Sciences in selecting an optimal location, strategic planning, due diligence, a fast track entitlements process, and capital structuring. Phase 1, which started in Fall 2017, including a 49-acre land assembly and construction of a 169,000 square foot clinical lab and warehouse. Phase 2, which started in early 2018, includes the complete remodel of the former Spectrum Brands office building, along with construction of an amenities building, production lab, and 940-stall parking deck. The project scope for the first two phases includes 506,000 square feet of buildings plus the parking deck. Expansion land can accommodate future growth. The Clinical Lab was awarded a LEED Gold Certification in July 2020.
