Hatchery Hill Traditional Neighborhood Development principles promote walkability and a strong sense of place in Fitchburg

As one of the fastest growing communities in the Madison metro area, Fitchburg recognized that it had no identifiable downtown and little sense of place. The municipality sought to address this need by creating a town center. Fitchburg developed a plan for dense pedestrian-oriented development with public streets and plazas and plentiful green space. The City encouraged Prairie-style architecture, which has its roots in the region.

General Capital (and partner Dave Schutz) worked with the municipality to create a traditionally-inspired Planned Unit Development, which included a food store anchor (now Copp’s), 40,000 square feet of retail and office, and 18 luxury apartment units. Since developing the original commercial phase, Hatchery Hill has blossomed as one of the area’s preeminent examples of traditional neighborhood development and has become Fitchburg’s focal point for living, working and shopping.
