An Historic Adaptive Reuse for the School Sisters of St. Francis

The School Sisters of St. Francis engaged General Capital and Grucon Group to produce a long-range strategic plan for housing its aging community of sisters in the US Province. As part of the analysis, a market study and demographic overview highlighted the need for increasing care levels as sisters aged in place. As a direct result of the strategic plan, General Capital submitted an application for Section 42 tax credits on behalf of the School Sisters. The development team obtained an allocation of affordable housing tax credits as well as historic preservation tax credits to finance the project.

Maria Linden, as the project was named, includes 72 units of independent and assisted living apartments in two buildings. The north end of the existing St. Joseph Convent will be converted to 36 units and eight guest suites and an addition to the west end of the facility will house another 36 units in a new construction, four-story building. General Capital was responsible for every facet of the pre-development process from strategic planning and programming to coordinating assisted living operations via third party consultants. General Capital and its affiliate Bedrock Construction Company, was responsible for financing, bidding/negotiating and constructing the facility.
