In a joint venture with two regional real estate firms, General Capital partnered in the acquisition of a 260-unit workforce housing portfolio located in Cedar Rapids and Newton, Iowa. Although marketed by a national real estate brokerage, the JV believed that the portfolio’s size, location in tertiary markets, classification as affordable housing and loan assumption requirement restricted the number of potential buyers. Both Cedar Rapids and Newton have growing populations and strong local economies.  The JV will invest a meaningful amount of capital to upgrade both interior and exterior building aesthetics while taking advantage of the strong supply-demand fundamentals in the workforce housing space.

KEY THEMES

  • Workforce housing acquisition expanded General Capital's investment presence within the growing Cedar Rapids residential market
  • Joint venture strategy identified value within a complex affordable housing portfolio that presented barriers to a broader pool of potential buyers
  • Investment thesis capitalized on strong workforce housing supply-and-demand fundamentals and positive economic conditions within Iowa's tertiary markets
  • Value-add strategy focused on meaningful capital investment to improve both interior apartment finishes and exterior building aesthetics
  • Long-term ownership approach combines property improvements with operational execution to enhance housing quality and overall asset value

RESULTS

  • Acquired a 96-unit workforce housing community in Cedar Rapids as part of a larger Iowa portfolio investment in 2018
  • Successfully executed a joint venture acquisition despite complexities associated with affordable housing classification and loan assumption requirements
  • Expanded General Capital's workforce housing portfolio within a market supported by population growth and a strong local economy
  • Established a value-add capital improvement strategy targeting both apartment interiors and exterior building aesthetics
  • Positioned the property to benefit from continued demand for quality workforce housing within the Cedar Rapids market
